Before you ask
The ones a careful investor asks second. We would rather answer them here than have you wonder.
What if I never fill the space?
Break-even in a 50-ping venue is about 40 members — roughly a quarter of what it holds. Below that the branch loses money, and the calculator shows exactly where that line falls for your rent and your build.
Do I need staff?
Nobody has to be on site; members let themselves in at any hour. You will still want someone to clean and restock, which is what the internet, cleaning and supplies line in the calculator is for.
Who holds the lease?
You do. The venue is yours and the fit-out is yours.
Can I sell the branch later?
Yes.
How long from signing to opening?
Three to six months, depending mostly on how much work the space needs.
What do I actually pay Second Space?
5% of revenue, monthly. Nothing up front, no licence fee and no minimum.
